Job Title : Business Development Manager – Commercial Interior Turnkey

About the Role

We are looking for an experienced Business Development Manager with strong experience in commercial interior turnkey and civil fit-out projects. The ideal candidate should have a strong network in Pune and a proven ability to generate leads, develop client relationships, manage bids, and close projects.

Key Responsibilities

• Generate new business opportunities for commercial interior turnkey and civil fit-out projects.
• Leverage a strong Pune network of architects, PMCs, developers, consultants, and corporate clients to generate qualified leads.
• Identify upcoming commercial projects and build relationships with key decision-makers.
• Manage the complete BD cycle from lead generation and client meetings to proposals, bidding, negotiation, and order closure.
• Prepare and coordinate presentations, proposals, BOQs, and commercial bids with estimation and design teams.
• Understand project costing, interior materials, procurement, and commercial requirements.
• Coordinate with estimation, design, procurement, and project teams for project feasibility and execution planning.
• Negotiate with clients and drive projects toward profitable closure.
• Maintain strong relationships with existing and prospective clients to generate repeat and referral business.
• Track the Pune market, upcoming projects, competitors, and maintain an updated sales pipeline/CRM.

Key Requirements

• 7–15 years of experience in Business Development/Sales in commercial interior turnkey, interior fit-out, civil fit-out, or construction.
• Prior experience with a commercial interior/turnkey company is preferred.
• Strong and demonstrable network in Pune across architects, PMCs, developers, consultants, and corporate clients.
• Proven track record of independent lead generation and project closures.
• Good understanding of interior execution, costing, procurement, BOQ, tendering, and contracts.
• Strong communication, presentation, negotiation, and client-handling skills.
• Ability to work independently and take ownership of business growth and sales targets.

Preferred

• Experience working with PMC / Construction / Interior Fit-out / Design & Build companies.
• Knowledge of commercial tendering, bidding, and negotiation processes.
• Strong relationships with architects, developers, PMCs, and corporate procurement teams in Pune.

Key Responsibilities

Warehouse Operations

• Supervise daily warehouse operations, including receiving, storage, dispatch, billing coordination, documentation, and logistics activities.
• Ensure timely and accurate movement of goods within the warehouse.
• Monitor loading and unloading activities and ensure proper handling of materials.
• Maintain efficient space utilization and proper product storage practices.
• Ensure adherence to standard operating procedures and company policies.

Team Management

• Lead and guide warehouse staff to achieve operational targets.
• Allocate duties and monitor employee performance.
• Conduct daily toolbox meetings and communicate operational priorities.
• Ensure employees maintain workplace discipline, grooming, and hygiene standards.
• Motivate team members and promote a collaborative work environment.

Inventory Management

• Ensure stock accuracy through daily, monthly, and annual stock verification.
• Monitor inventory movements and support stock reconciliation activities.
• Investigate and report inventory discrepancies.
• Ensure proper storage and handling to prevent product damage.

Safety & Compliance

• Ensure compliance with safety standards and company guidelines.
• Support safety audits and implement corrective actions when required.
• Promote a safe and secure working environment.
• Maintain warehouse cleanliness and housekeeping standards.

Reporting & Documentation

• Prepare and submit daily operational reports.
• Maintain accurate warehouse records and documentation.
• Track billing status and coordinate with relevant departments.
• Escalate operational issues and provide timely updates to management.

Customer & Process Management

• Address operational issues promptly to ensure uninterrupted service.
• Coordinate with internal teams to ensure smooth warehouse functioning.
• Support continuous improvement initiatives and cost-control measures.

• Maintain design quality, consistency, and adherence to brand guidelines across all deliverables.
